The process

How it works

We keep the process simple and transparent. Here is what happens from your first conversation with us to the moment your builder can start on site. Typically 12–18 weeks for extensions and 14–20 weeks for lofts.

1

Free consultation

Week 1

A call to understand your project, budget and timeline. We explain what is typically possible for your type of property, which planning route is likely to apply, and what the process involves. No obligation and no charge.

Outcome

You leave the call with a clear picture of what is possible and what the next steps are.

2

Measured survey

Weeks 1–2

We visit your property and take precise measurements of the existing building — every room, every wall, every window. We also photograph the property inside and out.

Outcome

A complete set of existing drawings, ready for the design stage.

3

Design & 3D views

Weeks 2–5

We design your new space and produce 3D views so you can see exactly how the finished extension or loft will look and feel — the proportions, the light, the flow between spaces — before a single brick is laid. We refine the design with you until it is right.

Outcome

A design you are confident in, shown in 3D before any commitment to build.

4

Application submitted

Around week 5–6

We prepare and submit your planning application, Prior Approval or Lawful Development Certificate (LDC) application. We handle all correspondence with the council and keep you informed throughout.

Outcome

Your application submitted and acknowledged by the council.

5

Decision

6–8 weeks from validation

Prior Approval takes 42 days. LDC and planning applications typically take 8 weeks from validation. We handle all queries from the council during this period.

Outcome

Prior Approval, a Lawful Development Certificate, or planning permission confirming your project can proceed.

6

Building regulations drawings

Usually 4–6 weeks; can overlap with step 5

We produce detailed technical drawings for building control, coordinated with your structural engineer. These include all the information your builder needs to price the work accurately and build from. Building regulations drawings can run alongside the planning process to save time.

Outcome

A complete set of building regulations drawings, ready for your builder to quote from.

Fees

As a director-led practice, you deal with Jasmeet directly from first sketch to final drawings. And because we're not VAT registered, the fee we quote is the fee you pay — no 20% added on top. On a typical £2,500 design fee, that's £500 that stays in your build budget.
