What we do
Services
We focus exclusively on residential architectural design — loft conversions, extensions, garage conversions and new builds, taken from initial concept through to approved drawings ready for your builder.
Dormer · Hip-to-gable · Mansard · Velux
Loft Conversions
A loft conversion is one of the most effective ways to add space and value to your home. We design the right type of conversion for your property — whether that is a rear dormer, a hip-to-gable, a full mansard or simple Velux rooflights — and take it through planning or a Lawful Development Certificate.

Rear Extensions, Side Returns & Garage Conversions
A rear extension can open up the ground floor of your home — creating a generous kitchen-diner and connecting the interior to the garden. We also design side returns, wraparounds, garage conversions and porches. We design extensions that are light-filled, practical and in keeping with your property.

Conservation Areas & Period Properties
Many London homes sit in conservation areas or are covered by Article 4 directions, which remove some permitted development rights. We design extensions and roof alterations that respect the character of period streets — including mansard roof extensions, rear dormers on terraced houses and side return extensions — and prepare the heritage and design statements councils expect.

Planning, Prior Approval & Lawful Development Certificates
Larger single-storey rear extensions — up to 6m on semi-detached and terraced houses, or 8m on detached houses — usually go through Prior Approval, a 42-day decision process. Many loft conversions are confirmed with a Lawful Development Certificate, which councils aim to decide within 8 weeks of validation. Other schemes need a householder planning application, which takes 8 weeks from validation. We prepare and submit all three types, handling all correspondence and queries on your behalf.

Building Regulations Drawings
Once planning is approved, your builder needs detailed technical drawings to price the work and build from. We produce building regulations drawings that are clear, complete and coordinated with your structural engineer. Building regulations drawings usually take 4–6 weeks after planning, and can run alongside the planning process to save time.

3D Visualisations
We produce clear 3D drawings on every project so you can see the proportions, light and layout of your proposed extension or loft conversion before any building work begins. This helps you refine the design with confidence and arrive at a scheme you are happy with.
